Quantity takeoff and BOQ pricing from drawings to sell price
We measure the project from the drawings in all disciplines, then price the BOQ with a clear cost build-up. You receive an Excel workbook with live formulas for tender, negotiation and internal review.

From takeoff to price in one file
Combining takeoff and pricing protects you from transfer errors between two files. We build the quantity sheet first from the drawings, and the pricing sheet reads the quantities directly, so when a quantity changes the price follows without manual work.
The pricing follows a fixed order: materials, labour and equipment for each item, then the direct cost total, then an indirect cost percentage, then a profit percentage to reach the sell price.
Work begins with a review of the tender set to confirm it is complete. Before the takeoff we send you a list of missing drawings and conflicts between disciplines, because a quantity with no drawing behind it cannot be defended in negotiation. Each discipline is then taken off on its own sheet, linked to the summary sheet.
Transparent rates
We do not hand over a price without a basis. Each rate in the file is shown with its source, and any item for which we cannot find a documented rate is declared as an estimate, so you can decide whether to request a supplier quote. The summary highlights the highest value items to focus on in negotiation.
- Quantities taken from the drawings and linked to sheets.
- Review by an independent second engineer before delivery.
- Main totals compared with per square metre indicators.
In pricing we break every item into its parts: material quantity per unit with a declared waste factor, labour output per hour or per day, and equipment hours. We add up the direct cost, then add indirect costs as a visible percentage and profit as a visible percentage, so you can change any percentage and see its effect on the total.
Who benefits
It suits the contractor preparing a bid at short notice, the owner who wants to test the offers received, and the consultant who needs an independent estimate. For villas, see villa quantity takeoff, and for finishing works finishes quantity takeoff.
Cost comparisons are in our article on shop drawing and takeoff prices in 2026, and our method is in quantity takeoff step by step.
Because the workbook has live formulas, you can test scenarios such as a different steel price or a substituted material, and the sell price recalculates. We recommend requesting supplier quotes for the highest value items, and the summary lists them so you know where to start.
Price
Quantity takeoff costs 90 SAR per 100 m2 of built-up area, minimum 2,000 SAR, and BOQ pricing costs 55 SAR per 100 m2, minimum 1,500 SAR, both before VAT. Worked example only, for a 5,000 m2 project: takeoff 50 x 90 = 4,500 SAR, pricing 50 x 55 = 2,750 SAR, total 7,250 SAR before VAT, plus 15% VAT in KSA.
The delivery date is fixed in the quote according to the project scope. The quantities and rates are for tender use; any drawings that accompany them are prepared for review, approval and stamping by your licensed engineer in the project country, and we do not stamp drawings.
To start, send the tender set and tell us the owner's submission date. We review the set free of charge and prepare a scope and area table, then send the quote with a fixed date. On large projects an initial summary can be delivered first, so you can begin requesting supplier quotes while we complete the remaining sheets, and the final file follows after the second review.
