Most of what we have built is private villas and palaces in and around Riyadh. We work on them from the structural shell through to luxury finishes and classical ornament.

People live in a house every day, so there is no room for guesswork. We start by writing down what the family needs, and we order no materials until the design is approved. The bill of quantities then states what the price includes and what it does not.

What we deliver in this sector

Architectural design We design the plan and facades and issue construction drawings ready for approval. Interior design Contemporary or classical, with a material board and samples for you to approve before work starts. Contracting & project execution We build the shell and carry out finishes, marble, gypsum and GRC ornament and architectural lighting. Engineering consultancy We take off quantities, price the work and review contractors' offers before you sign.

Frequently asked

How long does a 500 m² villa fit-out take?

Five to eight months for complete finishes after the shell is handed over, depending on the finish level and imported materials. The programme is fixed in the contract on a critical-path basis.

Can we start with design only and decide on construction later?

Yes. Design and the bill of quantities are a separate stage under their own agreement; you can tender them to several contractors or appoint us.

Do you work outside Riyadh?

Yes, with transport and accommodation priced as a separate line in the bill of quantities.
