Why finishes need a takeoff of their own

Finishes are a large share of the cost of a villa or building, and their specification often changes during execution. We therefore build the takeoff so that one room can change material without recomputing everything, because every room has its own line and formula.

  • A room schedule with number, name, area, perimeter and height.
  • Each room linked to its floor, skirting, paint and ceiling type.
  • Totals grouped by type to issue purchase orders.

We start from the room finish schedule in the drawings. If none exists, we build one from the drawings and the specification and send it to you for confirmation before the takeoff. Each room carries a stable number and name across floors, so quantities can be arranged by floor, by finish type or by room, whichever suits you.

Deduction rules and waste

Wall area is computed from perimeter and height, then doors and large windows are deducted under a rule that is written in the file. For tile and marble waste we add a percentage that is declared as an estimate in its own column, so you can change it from your experience without touching the net quantity.

In bathrooms we separate wall tiling from floors and waterproofing because they are priced differently. In false ceilings we separate gypsum board from cornices and special openings.

Special works are taken off separately: marble at entrances and stairs, stone on facades, roof tiles and external paving, and decorative paint. Each has a suitable unit, such as linear metres for thresholds and square metres for cladding, and is recorded with the material named in the specification.

How it fits the wider takeoff

For a complete villa, villa quantity takeoff covers finishes and everything else. When the structure is already built and only the finishing remains, a separate takeoff saves you money. For pricing, see quantity takeoff and BOQ pricing.

An independent second engineer checks the file before delivery. Our article on common takeoff mistakes lists errors we guard against, such as forgetting to deduct openings and counting shared areas twice.

The workbook produces order-ready tables: area of each tile type, total paint by colour where colours are given, and skirting lengths by height. These can be compared with what the contractor actually bought, to reveal waste or shortage early.

Price

Quantity takeoff costs 90 SAR per 100 m2 of built-up area, with a minimum of 2,000 SAR before VAT. Worked example only, for a 3,000 m2 project: 30 x 90 = 2,700 SAR before VAT, plus 15% VAT in KSA.

The delivery date is fixed in the quote according to scope. The quantities are provided for tender and pricing use; any drawings that accompany them are prepared for review, approval and stamping by your licensed engineer in the project country, and we do not stamp drawings.

To start, send the architectural drawings and the list of selected materials. We review the set free of charge and confirm the built-up area on which the price is based, then send the quote. On delivery we show you how to change the finish of one room and how the totals update automatically, which helps a great deal when the owner changes their mind late.

Frequently asked questions

Is the takeoff broken down by room?

Yes. Each room has a line with its areas, lengths and finish types.

How do you treat waste?

Waste is declared as an estimate in a separate column, and you can adjust it.

Does it include MEP?

Our takeoff covers all disciplines when you send their drawings, though this page focuses on finishes.

Can materials be changed later?

Yes. The live formulas recalculate when a finish type is changed.

Is the first consultation free?

Yes, and we sign an NDA on request.
