Construction estimating and quantity takeoff services in Saudi Arabia
We measure quantities from the drawings and build the price of every item from materials, labour and equipment up to the sell price, in an Excel workbook with live formulas. The file works for tender, negotiation and checking offers you receive.

Quantity takeoff services in Saudi Arabia
Takeoff is the base of every cost estimate, and an error in it carries through to the whole price. Our quantity takeoff services in Saudi Arabia measure item by item from the drawings, link each number to its sheet, and compare the main totals with per square metre indicators before delivery.
Before the takeoff we send a list of missing drawings and conflicts between disciplines, because a quantity with no drawing behind it cannot be defended in negotiation. For villas see villa quantity takeoff, and for wider projects quantity takeoff and pricing.
Unit-rates estimating: how to build up a unit rate per item
Our construction estimating services in Saudi Arabia use unit-rates estimating: each item has a unit rate that is multiplied by its quantity. To build up a unit rate per item we follow a fixed order:
- Material quantity per unit with a declared waste factor.
- Labour, based on output per hour or per day.
- Equipment hours.
- The direct cost total, then indirect costs as a visible percentage, then profit as a visible percentage.
Each rate carries its source, and any item with no documented rate is declared as an estimate so you can decide whether to request a supplier quote. A longer explanation is in our article on how an item price is built up.
The bill of quantities and the contract
A bill of quantities contract depends on how the BOQ is used. In a lump sum contract the total is fixed and the BOQ supports negotiation and analysis. In a remeasured contract, payments follow the quantities actually executed at the unit rates, so every item must be clear and its unit of measure defined. We compare the two in lump sum vs remeasured contracts.
Because the workbook has live formulas, you can test a different steel price or a substituted material and the sell price recalculates. The team has more than ten years of experience on projects worth over 800 million SAR, and an independent second engineer reviews each file.
Price and delivery
Quantity takeoff costs 90 SAR per 100 m2 of built-up area, minimum 2,000 SAR, and BOQ pricing costs 55 SAR per 100 m2, minimum 1,500 SAR, both before VAT. Worked example only, for a 3,000 m2 project: takeoff 30 x 90 = 2,700 SAR, pricing 30 x 55 = 1,650 SAR, total 4,350 SAR before VAT, plus 15% VAT in KSA.
The delivery date is fixed in the quote according to the project scope. The quantities and rates are for tender use; any drawings that accompany them are prepared for review, approval and stamping by your licensed consultant or engineer in the project country, and we do not stamp drawings for authorities.
To start, send the drawings and the submission date. We review them free of charge and send the quote. For a quick estimate you can use the quote calculator.

Frequently asked questions
How do you build up a unit rate per item?
From materials with a declared waste factor, labour by output, and equipment, then indirect costs and profit as visible percentages.
Can I order the takeoff without the pricing?
Yes. Takeoff is a separate service at 90 SAR per 100 m2, and pricing is 55 SAR per 100 m2.
What is the difference between lump sum and remeasured contracts?
A lump sum fixes the total price. A remeasured contract pays for the quantities actually executed at the BOQ unit rates.
How are estimated rates declared?
Every rate carries its source, and items based on an estimate are declared as such.
Is the first consultation free?
Yes, and we sign an NDA on request.
