From idea to facade

A successful facade depends on proportion between masses and openings before it depends on materials. We begin with the building mass, the entrance and the sun path, then propose window layouts, projections and canopies, and show you the options before going into detail.

• Orientation of the main facade towards the street and neighbours.
• Protruding and recessed masses that create shadow.
• Materials: stone, render, timber, metal and glass.

At the start we collect a reference file of images, facade style and family preferences, and summarise it in a direction board shown to you before drawing. This saves time and avoids redesign midway. We agree the style, whether modern, classical or contemporary Gulf, and the materials available locally.

The 3D render

A realistic render settles long discussions. We build the model to the real dimensions of the drawings, so the render is not a picture detached from construction, then add materials, lighting, planting and surroundings. Each view is delivered in high resolution, suitable for the family or for a municipality submission.

The architectural design covers the layout of rooms, halls, kitchen, entrance and annexes, with sensible proportions and attention to privacy, ventilation and daylight, within the plot area and building limits. Plans carry the main dimensions so that they serve as a base for structural and MEP drawings.

After the design

Once you settle on the facade, we move to execution with architectural shop drawings, so what is built matches what you saw in the render. The design can also link to wider architectural design or interior design.

The render is not limited to the exterior daytime image. On request we provide night views that show lighting, a view of the entrance and boundary wall, and a courtyard view. These give you a chance to choose colours and lighting before purchase, so costly changes during construction are fewer.

Price

Architectural design costs 35 SAR per m2, minimum 15,000 SAR, and a photo-real 3D render costs 667 SAR per view, minimum 2,000 SAR, both before VAT. Worked example only, for a 500 m2 villa: 500 x 35 = 17,500 SAR, and three views 3 x 667 = 2,001 SAR. VAT of 15% applies in KSA.

The delivery date is fixed in the quote according to scope. Accompanying drawings are prepared for review, approval and stamping by your licensed consultant or engineer in the project country; we do not stamp drawings for authorities.

To start, send the plot area, the family requirements and photos of facades you like. We discuss the idea in a free consultation, then send a quote based on the design area and the number of views. We usually present two facade directions in the first stage; you pick one and we develop it, then produce the final renders once you have confirmed the interior layouts. Extra views can be ordered later at the same price per view.
